Its simple…if you see something that you like, then Dream Home Japan will make your offer to either the buyer or seller on your behalf in the form of formal documentation that you will be asked to sign. Once we have this documentation, then a formal offer is made to the seller or buyer

Its a legal requirement in Japan for each property or land to have a document that details a set characteristics about the property or land that you may be interested in.

This document is in addition to the information that you see already provided by Dream Home Japan on our website and it is called a Statement of Important Matters aka a `SIM`

The SIM contains important information about the property or land you are considering buying including the land and house size, its zoning category – ie is the purchase in an area of forestry, agriculture or development. What utilities are available such as mains water supply and sewerage and many other legally required details

The SIM will be provided to you along with a draft contract. 

The draft contract will detail a number of legally required information such as your personal contact details, the agreed sale price and of course details of the purchase you are making. The draft contract also states a completion date that suits both the buyer and the seller

Once the draft contract is signed, a 10% deposit of the entire sale price along with all agent fees is paid to Dream Home Japan

Assuming funds are readily available then purchasing real estate in Japan typically takes 6 to 12 weeks

The final step is to settle the remaining funds to the seller in line with the completion date set out in your draft contract.

Your Japanese solicitor changes the title deeds to the new real estate owner at the same time in which the final payment is made. All title change fees are the responsibility of the buyer.

Buying and selling fees are governed by law in Japan and thankfully kept very simple.

The maximum fee that can be charged is 3% for real estate sales and 3% for real estate purchases. This fee doesnt include fees such as taxation and legal fees. For a full breakdown of costs please follow the above link Buying in Japan.

Yes you can.However if you are non resident of Japan then you do need appoint a tax representative based in Japan. We along with our solicitor can help you of course!
